Desoto Square is another legacy Vanguard property, purchased as a vacant Wal-Mart building and redeveloped in 2000/01. This 57,000 square foot property is located on busy Highway 27 in Sebring, Florida, approximately 75 miles south of Orlando. Sebring is a vibrant market that has experienced solid growth in recent years, primarily due to its attractiveness as an affordable retirement area. Tractor Supply and The Results Companies occupy the entire building, and are both original tenants in the redeveloped property. The Results Companies represents a rather unique Vanguard tenant, as they are not a retailer, but an inbound call center specializing in automotive warranty and roadside assistance calls. The significant amount of parking associated with a former Wal-Mart building was a huge factor in The Results Companies’ decision to locate here, and it has proven to be a very good fit for all parties.
The remainder of Pasco Square, owned by others, includes Winn-Dixie, Family Dollar, and a number of shops. Other area tenants include Publix, Walgreen’s, CVS, Bealls Outlet, Dollar Tree, Save-A-Lot, and Dollar General. The property has a direct traffic signal onto Highway 27, and outstanding visibility from this major roadway.
