Habersham Village is one of Vanguard’s most recent acquisitions (March 2019). Located in Cornelia, Habersham County in northeast Georgia, Habersham Village is situated proximate to the strategic interchange of US Hwy 441 and US Hwy 23. The county has a population of approximately 44,246 with strong growth trends, and is located approximately 30 miles northeast of metro Atlanta. Habersham Village was developed in 1985 with Kmart as the anchor tenant until mid-2017. This 147,182 sq.ft, 15.925 acre project, along with its neighbors, forms the main retail hub of the market, which is clustered at the confluence of Business 441 and Highways 441 & 23. The center has great visibility and multiple points of access/egress, including a traffic signal at J. Warren Road.
Vanguard has initiated renovation efforts at the center and will include at completion parking lot light conversion to LED fixtures (complete), parking lot seal/stripe/crack fill, and an updating of the centers façade to include updated paint. In conjunction with these effort, Vanguard is working to fill the vacated K-Mart space and bring both new tenants to the market and a new vibrancy to the shopping center.
